Located directly opposite the transit centre, this facility is accessible by both train and bus terminals and one would just walk a few minutes to be in within minutes. On arrival by plane into the international or domestic terminal, one takes an air train to Roma Street Transit centre and this takes very little time. Arrival bus is followed by disembarking at the transit centre on level 3 then level 2 before walking over the skylink to the escalators and the guest is at the doorstep of this paradise on Earth. The hotel is a multi-purpose and ultra-modern hospitality facility with different kinds of rooms and hall including a main hall, meeting rooms, stage, and kitchen as well, which suits various groups of clients. This facility offers wide variety of services from private functions such as internet surfing, to public activities like social events, meetings, community recreational activities and even travel desk for consultations. 2.0 Design Analysis 2.1 External Design Features Basically, Tinbilly Travellers Hotel has a one storey building, which is located on the edge of a 20-acre Roma street Parkland, with brown brick walls and grey top. The building ever looks very clean, sparkling and new. The size of the building is quite big, which is able to contain more than 400 people at the same time and accommodate others in its hostels. Since Tinbilly Travellers Hotel is located within the busy Roma street transit centre, it has a lot more open spaces on the ground floor available for use and a serene water body behind it in Brisbane River which is relatively close to the building. The landscaping in there is good, with a lagoon around the hotel at the back and along the street in which it is located. When one just gets there, local and international guests can feel fresh air and see the wide spaces all over the ground floor. The facility is easy to find and trace due to the big signade “Tinbilly Travellers Hotel” name on it near the main road along the Roma street transit centre. With respect of the other feature of open spaces, the quality of the paving and corridors is excellent, probably because of regular maintenance by the hardworking staff and the Tinbilly Travellers Hotel seems quite new comparing to other hospitality facilities in this location. Besides, there are also a few rubbish bins around the building for dropping small scale refuse which is important considering its location within a cosmopolitan environment. There are various options of transport to access the hotel due to its strategic location within the busy city centre. One can drive to the building or readily walk after a short time connection from the air train or bus. Tinbilly Travellers Hotel has no private parking but the guests can use the free street parking that can accommodate many vehicles. The challenge is the ever increasing number of visiting people that strains the street parking and almost locks out some guests besides the gradually fading colour of parking spots lines. The entrance and exit to the Tinbilly Travellers Hotel is just faced to the main road. As the main road has high traffic flux due to the cosmopolitan nature of the central business district in which it is located, it takes a bit time for cars to get parking at the street parking lot and out of the place during peak hours of activities in the hotel and the central business district of Brisbane. It is easy to get access of the main door and side door of the building from the street car park located right in front of the facility. It is also important to note that the nature of the floor and spaces within the building allows for wheelchair access to the hotel building. As a result, it creates easy accessibility to the disable people who use wheelchair to get into the building as there is spacious floor on the ground floor as one leaves street car park to the building. 2.2 Internal Design Features Tinbilly Travellers Hotel has multiple accommodation options depending on what one can afford ranging from dormitory to private rooms .There are different types of meeting rooms and a common hall for guests who are boarding for use in the building. Each of the rooms for the private and dormitories has different designs. There are grey tiles on the ground and cream brick wall in the meeting rooms and common hall. The hostel has 49 rooms with a total of 200 beds that can accommodate either double or more beds per room. The meeting rooms and the common room have big windows and one of them has an extra exit door which can access to the outside of the hotel building. The rooms are partitioned by brick walls which may make expansion in response to future change in the number of clients fairly difficult. From the main hotel entrance floor, common room and meeting rooms, there is not any carpet on the ground, but there is a tile on floor. Most of the rooms are five colour-coded floors which present a fresh and vibrant decor. There are more than 2 big windows around the hall of each floor in the facility and also an exit to the outside busy street surrounding with close proximity to the attractive scene of Brisbane River. It has a capacity of about 250 people in theatre style or 120 people in function style. Tinbilly Travellers Hotel also has a fully equipped kitchen in the building, including stove, large refrigerator, dishwasher, and full dining settings which is enough to serve 150 people. It is worth to note that all the people in meeting room, common rooms or main hall can access this kitchen; they can store their food in the fridge, etc. Although Tinbilly Travellers Hotel is located in the central business district, there no big alternative food shop or other forms of stores near the hotel. Besides, the centre also has a big bathroom with showering facility within it with water of any preferred temperature. Tinbilly Travellers Hotel has invested much effort in controlling the security of the hotel. There are strategically surveillance equipment installed in both internal and external areas of the building to capture all the activities carried out by the guests and staff. Tinbilly Travellers Hotel management has also ensured that emergency alarms are installed, which are located in every room, with the role of alerting people and the hotel’s security officers when there is smoke or fire outbreak. The hotel management has also ensured that fire extinguishers are placed in every room, and first aids box put in the kitchen in case some contingent events might arise. In the back of the kitchens, there are store rooms for putting the equipment like chairs and tables, audio stuff, foodstuff and also lockers to various rooms. Clients can put their personal belongs to the lockers for safety. The management also ensured that, the Hotel’s reception will record every visitor’s name and the activity attended. With the building, each room has its own air-conditioner and several fans. There are a number of equipment are supplied for free to use, such as whiteboard, ceiling fans, Cardiff air system, notice board, PA system and data projector & screen. It is very suitable for holding events such as meetings and other functions inside the building. There are variety of seats which are ready to be used, this include coaches and plastic chairs among other varieties depending on the event to be attended. It makes the rooms look so vibrant and attractive with a cosy atmosphere for various activities. Generally, most of the income Tinbilly Travellers Hotel generates is from venue hiring, parties and accommodation of various guests within its hostels. For instance, at the weekend from 6pm to midnight hiring price for main hall goes high to the tune of 450 dollars. The number of parties held during this time of the week is always appalling and this initiates the demand pull hike in price by the management. 3.0 Conclusions In respect of the analysis and description mentioned in this report, there are both strengths and weaknesses of the design of Tinbilly Travellers Hotel in relation to clients and management. Tinbilly Travellers Hotel is located close to the road and is in close proximity to various transport terminals with a heavy influx of human and vehicular traffic. This makes accessible and exposed to many clients hence its outstanding competitive advantage in the industry. They also made it easy for the wheelchair to access the facility hence boosting its image on care for the disable. However, its location in the busy cosmopolitan surrounding of the central business district makes traffic a challenge that discourages some guests. Lack of private parking has equally posed a security challenge with lack of confidence about safety by some guests in their private cars. This is a headache to the management due to limited room of expansion to accommodate parking site for the hotel. 4.0 Recommendations For the hotel to keep the customers and also generate more income for sustainable operations, a few recommendations are suggested that may help the management to do better. The management need to seek private parking site that would guarantee security and confidence among its clients. The hotel can also introduce boat riding by liaising with the government authorities thereby attaining diverse ways of satisfying the clients. For clients without private cars, the hotel should come up with alternative mode of ferrying them with hotel cabs from airports, air train and bus terminals as this will boost its performance in the market.
