BUILDING DESIGN Name Institution Instructor Date Suitability and environmental factors that might impinge upon the project site The chosen site for this particular building project of a two-floor single dwelling house in the city of Cardiff may be impinged by the existence of several factors considering an undertaking of both basic desktop and site walk over. The assumptions considered in the assessment of these factors include the assumption that all the environmental and legal procedures related to the acquisition of land of the project have been satisfied. These environmental factors include the inadequate availability of sunshine at the site. This would impinge upon the site of the project with regard to environmental consideration in the sense that, the constructed house will have to use other sources of energy, which may not be benign to the environment (Merritt and Ricketts, 2006). The other factor is that which concerns the material selection and process involved in the projects at the site. These may include clearing the vegetation cover and deforestation at the site to give space for the projects and to acquire construction materials such as wood. This would definitely impinge upon the site on matters related to environmental sustainability. There are also those factors that are associated with the suitability of the site and the project. This includes compliance with both national and international standards. These standards are important in determination of the suitability of the site for carrying out the specified project. In the event that the site is below the required international and national standards or does not comply with the quality requirements, then it might impinge upon the entire project (Kibert, 2013). Brief outline of the client requirement The design has to contain two floors Single dwelling house Has to be situated in Cardiff City Has to be environmentally sustainable Design drawing Side elevation Front elevation Expected performance of the design from a sustainable environmental perspective The proposed deign of the project is expected to perform in accordance with the sustainable environmental requirements. This will include the incorporation of solar energy harnessing system to provide an environmentally benign source of energy to the building. The roofing and the windows within the building are also expected to be in a position to allow adequate artificial lighting into the building during the day. This would save on the consumption of other sources of power through a significant reduction because it encourages the use of freely available and environmentally friendly source of energy (Kennedy and Smith, 2002). The kind of materials as well as activities involved in the actual construction process is also expected to observe sustainable environmental requirements. Identified location and environmental factors The identified location is the Cardiff city and the environmental factors that are valid for this particular project include the availability of adequate sunshine in that selected site, adequate space with sufficient vegetation cover as well as the absence of environmental polluting sources. Other environmental factors include sufficient rainfall and appropriate wind speeds that are not harmful to the building and it components. Notional Build Cost Item cost Brick £11,000 Stone £9,050 Render £31,000 Timber £8,700 Construction System £19,370 Roof Covering £16,340 Total £95,460 Roles and responsibilities of various construction professionals and other key players The design and construction of the proposed single dwelling house will re quire the services of several professionals as well as other key players. They are expected to play different roles in discharging services and responsibility at different stages of design and construction of the single dwelling house in accordance with the designation provided by the RIBA work plan. These professionals will include the environmental assessment officers, feasibility, planer, design engineer, architectural engineer as well the general contractor among several others. Other key plays comprise of the owner of the single dwelling house (Kubba, 2012). Several stages are also involved in this case, which include the feasibility study and conceptual planning stage. The professional involved include the design planner and the environmental assessment expert. These ones will be tasked with the responsibility of providing a short but detailed report explaining the whether the construction project is feasible in this particular location or not. If it is feasible, then then then the design planer takes over and carries out planning in accordance with the expected or required design (Kibert, 2013). The other stage that will require the involvement and services from a professional in the design and construction of the proposed single dwelling house is the design and engineering stage. The professionals in this stage are going to the design engineer and the architectural engineer. Both of these professional are expected to work together in coming up with the specifications of the construction plans and designs. The entire roles and responsibilities of these professionals culminate in the completion of final design and specifications. The next stage that will call for the participation of professionals is the procurement and construction stage. This stage will require services from the procurement officer and the construction engineers. These two professionals with several technicians and sources of work force working under them will be expected to carry out the materials and equipment supplies as well as the actual construction process. These professional will discharge their duties and responsibilities till the completion of the project. The general contractor is this construction project is expected to be the one to oversee the entire project. The general contractor may seek for the assistance of subcontractors but they remain in charge (Jaggar, 2002). Suitable and sustainable building services The building and construction of the single dwelling house identified will require the use of three sustainable materials and services among others. These will include the consideration of creative material design. The other considerations in this regard are the building services that make appropriate use of space in offering economical se of materials and other resources. These materials are regarded, as sustainable and are considered suitable due to their adaptability to the patterns that are changing. In so doing, the lifespan of the building is prolonged without demolitions or renovations. There is incorporation of materials into the building of the single dwelling that will ensure the accessibility of maximum solar energy meant for sustainability of the building. The sustainability of the building with regard to appropriate services would also be achieved through provision of adequate ventilation openings as well as accessibility to natural daylight. The suitability and sustainability of materials necessary for the construction of this building also calls for the incorporation of building materials that are reusable and widely available (Kennedy and Smith, 2002). The purpose of this is to optimise the cost of construction that is required. Process in making planning and building regulation application The making of planning and building regulation application for this particular project is expected to follow a certain process. The making of building and planning application for these projects involves two different ways. These are the application of full plans and the application of the a building notice. Both of these application processes are subjected to inspection at the site to make sure that they comply with required building regulations. The application of full plan process involves the submission of complete drawings and plans for the construction of the singe house dwelling. This will ensure that there is an appropriate protection of the applicant from any deviations from the intended design. The submission of hardcopies as well as online submission of soft copies is acceptable (Merritt and Ricketts, 2006). The benefit that is associated with filling plan application process is that the applicant obtains useful information and advice concerning any amendments of the building regulations as well as the design requirements. As such, with this particular process there are high probabilities of receiving an approval from the local authorities. This process is also applicable for works on commercial buildings as well as extensions on other existing buildings. The viability of the process or the specific scheme adopted in this particular application may also be subject to several significant factors. These factors include the cost of the project which may have an adverse effect on the process is the available cost is insufficient. The other factor is that may have a bearing on the viability of the specific scheme employed in the process of making application for planning and building regulation is the sustainability of the materials used in design (Kubba, 2012).
