Postcode of the land is SY23 1JG There are a number of environmental factors that may impinge the selected site for construction of the building. For example, the existence of rugged terrain in the selected site may result into difficulty in constructing the foundation for the building. In order to use the selected site, it will be necessary to ensure the surface of the land is leveled and any rocks, pebbles or stones in the location are removed. Another environmental condition that may impinge the chosen site for construction of the building is the closeness of the site to population such as air pollution from nearby factories. This has the effect of affecting breathing processes for the people who will use the building (McFadden, Terry and Bennett, Lawrence 1991). In addition, if the selected site is closer to water bodies such as a river or a swamp, there is the possibility that the users of the building will be exposed to mosquitoes that breeds from the water bodies and may affect residents in a number of ways. The extent to which the site is inaccessible by vehicles and motorcycles is also an impingement to the use of the site for constriction of the residential building. This is because when the site cannot be accessed by vehicles, it will be difficult to deliver materials for construction of the building and movement of professionals to and from the building. Thus, it will be necessary to ensure these environmental impingements are overcome before the building can be constructed and used by the client comfortably (NAHB Research Center 1996). This will involve selecting an area that is free from pollution, has access to roads and has a better topography for construction of the building foundation. The designers will also need to ensure any stagnant water in the surrounding areas are drained and vegetation cleared to create an better place for construction of the building. 2. Design of the building based on client’s requirements The clients’ specification is that the building should be located in Wales in the United Kingdom in the postcode SY23 1JG. In addition, the client specified that the building should be s single floor house that has a sitting room, a bathroom and toilet, a bedroom and properly ventilated by use of doors and windows. The client also required that the building will be concrete-walled and iron roofed. In order to ensure these requirements are met, the design will involve inclusion of these requirements. According to the requirements of the client, the building should be 30 meters long and 15 meters wide. In order to construct the walls, concrete blocks will be used and they will be reinforced in place by use of cement while the roof will be trapezoidal in shape and covered with iron sheets. This shape of the roof will prevent entry of rain or snow into the building while the concrete walls will provide protection from cold and environmental heat. Ventilations such as windows will allow air circulation in the building as well as allowing visibility of the environment outside the building by building occupants (NAHB Research Center 1996). In order to allow access to the first floor from the ground floor, the building will be fitted with stairs that connect the ground floor and the first floor. These specifications are illustrated in the design that will provide a guide to the actual construction of the building. 3. Suitable building materials or services that will be incorporated into the building There are a number of important materials and services that will be incorporated into the building to ensure the building is effective and operates according to expectation of the client. For instance, it will involve the use of cement and sand. These materials will enable the constructors make concrete blocks for making the walls of the building (PTI 1996). In addition, the constructors will need to use reinforcement materials that ensure the walls of the building are strong and able to withstand forces such as shear forces and bending forces. Thus, the walls will be fitted with iron rods during its constriction. The iron rods will also be used during reinforcement of the first floor. This will ensure the floor is strong enough to withstand downward forces such as load resulting from occupants of the first floor and other property of the building user in the first floor. Another material that will be of important use during the construction of the building is metal frames that will enable construction of doors and windows of the building. The metal frames will be made of stainless steel based in the strength of steel and its ability to with stand bending forces and its rigidity (Roller 1996). This will ensure the doors and windows are strong enough to provide security functions for the building and its occupants. Iron sheets will be used to construct the roof of the building. The iron sheets will be bolted on wood materials used to construct truss of the roof. The iron sheets will be painted immediately after being used to construct the roof to prevent any possibility of rusting as a result of exposure to moisture and air which are contributing factors to rusting. 4. Roles of various construction professionals and other key players in the design and construction management processes In order to ensure success in construction of the building and its management before it is used, various professionals will be involved. For instance, landscape surveyor will survey the nature of land and suitability for construction of the building. The surveyor will determine whether the topography is suitable for construction of the building and recommend actions such as leveling of the land before actual construction of the building commences. Another professional that will be if great importance during the construction of the building is the quantity surveyor whose main task will be establishment of the costs of various materials involved in the construction of the building. He will also determine the amount of cement, sand and iron sheets required to construct the building to completion. He will provide an overall cost and quantity and submit the costs to stakeholders such as the client and sponsors (Spangler, Merlin and Handy 1982). Another important professionals required to participate in the construction of the building are masons. These are people who will ensure concrete blocks are constructed and the walls and floors of the buildings are made. They will also make the foundation, the ground floor and the first floor sections of the building. In addition, they will fit the roof and construct ventilations that allow air circulation in the building. In addition, the services of plumbers will be required during construction of the building. They will ensure the house of connected to a water supply system of the town and also ensure the house is provided with sewerage drainage system that connects it to the sewerage systems of the town (SPC 1998). They will achieve this function by connecting pipes to the house which allow supply of water and discharge of waste materials from the house to the sewerage systems of the town. Finally, electrical technicians will be required to connect the house to electricity system of the town by use of connecting bulbs that provide lighting during dark hours. In addition, there will be the need to provide the house with a meter where electrical usage can be read. The installation of this device will be performed by the electrician. 5. Processes in making Planning and Building Regulation Applications for the Project and factors that have a bearing on the viability of the scheme Various processes will be involved during the process of making the plan for the building. For instance, the ground for the foundation of the building will be leveled to ensure the right topography is obtained for construction of the building. In addition, various professionals such as plumbers, electricians and masons will be contacted and given the tender of participating in the house construction (McFadden, Terry and Bennett, Lawrence 1991). This will be followed by procuring materials for construction of the building such as sand, gravel, reinforcement rods, cement and iron sheets. The materials will then be used to construct the building in the order in which they are needed. Building activities will then begin with the project manager being in charge of every activity that takes place during its construction. There are a number of building regulations that will be observed ring the process of constructing the building. For instance, it will be necessary to ensure the building is provided with a means of escape in cases of accidents such as fire outbreaks (PTI 1996). In order to comply with this regulation, the constructor will create escape routes such as stairs that allow movement of people outside the building. Other factors that have a bearing on the project include the availability of communication networks that allow users to communicate with their friends and relatives and nearness to urban centers where the occupants of the building can go for various reasons such as hopping and attending professional functions. Another factor that will affect the possibility of completing the building according to funds is the availability of funds to buy materials for use in construction of the building.
