Development
One Australia Avenue in Sydney Olympics Park is among the eight precincts earmarked for high-rise apartment blocks of up to 30 storeys’ tall with increased commercial development something that is spearheaded by the state government to boost high-density housing together with employment in Sydney (Rawlings-Way 2010). This building will be a soaring residential tower; 30 storey apartment tower with sky high roof garden thus becoming the eastern gateway to Sydney Olympic Park (Wiltschko 2010). This tower will elliptically glass walled building that will have bronze-colored bands that will be wrapped around its façade; similarly, it will be surrounded by 430-hectatres of parklands (Mega 2010). One Australia Avenue will also boast of a sky-high roof garden together with a podium on street level that will contain gymnasium as well as 16 retail and commercial spaces (Poynter and MacRury 2009). This building will set a record, something the Sydney Olympic Park will be best be known for; for instance, the 30 storey, 300 apartment structure will automatically add to the glittering collection. The One Australia Avenue will be built at 120 meters above the sea level, hence becoming the tallest buildings in Western Sydney.

This proposed building is the final building in the Australia Towers trilogy, which is being jointly constructed by Ecove and Sydney Olympic Park Authority (SOPA). The development of the building has commenced and is expected to be completed by mid 2015 (Wiltschko 2010; Bloyce and Smith 2009). The building will also have deep slots cut into the tower to enhance and maximize natural light penetration. As already noted, the building will have 300 apartments ranging from one to four bedrooms that will have four-color schemes for buyers to select from (Mega 2010). One Australia Avenue will be the largest and most visually spectacular of the three towers in the trilogy (Poynter and MacRury 2009). One Australia Avenue was inspired by the iconic geometry of the nearby elliptically shaped stadia, which reduces the appearance of the bulk while at the same time maximizing the amenity and views of the visitors and residents alike (Lonely Planet and Dragicevich 2012).
History of land use
Sydney Olympics Park is one of the areas in Australia that has a unique legacy of resources including the indigenous rare ecosystems and species, buildings and artifacts with heritage value together with diverse open green space that is suitable and favorable for a wide range of activities and programs (Mega 2010).
Land use – Early Settlement
Sydney Olympics Park was initially made up of moderately fertile soil coupled with waterways that was essential in providing food and habitat for the aborigines (Wiltschko 2010). The industrials activities began in the Homebush Bay area in the early 19th century that eventually resulted into far – reaching environmental change. The initial modifications began with setting up of salt-works on the Blaxland Estate (Mega 2010). The following are some of the commercial works that have occurred through Sydney Olympics Park history (Poynter and MacRury 2009):
Colonial industry: in the early 19th century, various industries were set up in this area including the construction of the salt manufacturing industry (Wiltschko 2010; M’Closkey, 2013). In mid 19th century the Newington Estate steam saw bench was established along the banks of Duck River on Blaxland land, similarly, the Parramatta railway was built. Subsequently, the Australian Timber Company was formed in 1855.
State Abattoirs 1907 – 1988: the public abattoir was recommended to be established at Homebush. 44 slaughterhouses, administrative buildings, stabling, by-products treatment buildings, drafting yards, latrines and roadways were constructed (Mega 2010).
State Brickworks: 1910 – 1988: the proposal to construct brickworks to supply the Public Works Department with brick was forwarded by the minister responsible for Public Works in 1910 (Wiltschko 2010). The production of bricks substantially helped in the construction of permanent structure in Sydney Olympics Park
Chemical Industry in the Homebush Bay Area: the first chemical factory to make its presence in this area was Timbrol in 1928, which was constructed on the Rhodes peninsula. This factory was tasked with manufacturing timber preservatives from coal tar oil (Poynter and MacRury 2009). As time went by, Timbrol was purchased by Union Carbide and started manufacturing pesticides.
Land use – Recent times
Post – industrial history came into play by 1978 where the entire area currently comprising of the Sydney Olympics Park had become an urban wasteland. For instance, industry and rubbish dumping turned the ones beautiful wet land into an ugly and polluted waterways (Poynter and MacRury 2009). Given this understanding, various steps and efforts were put in place to remediate this region.
The Olympic History: the successful bid for Sydney to host the 2000 Olympics Games significantly provided the platform and impetus to rebuild Sydney into an exciting city. This resulted into the construction of various Olympic venues together with the creation of the public spaces and parklands (Wiltschko 2010). The environs of the Sydney Olympics Park have a vision entitle “Twenty Twenty Hindsight” which seeks to transform Sydney City into one of the well developed cities in the world with the ability boost high-density housing and employment (Poynter and MacRury 2009). Given this understanding, the Sydney Olympics Park land is extensively being used for construction of commercial and residential buildings (Lonely Planet and Dragicevich 2012). The One Australia Avenue is just but one of the many buildings that have been erected to meet the high-density housing and employment objective.
Physical and Social Resources and the Development
It is one of the Sydney’s master-planned suburbs where everything is set to be the best of the best (Wiltschko 2010). The major physical resource in this suburb is that Sydney Olympic Park is the home of Sydney’s major sporting, entertainment together with corporate events such as the National Rugby League Grand Final, the Royal Easter Show, together with the V8 Supercar race. Similarly, the Darling Harbor, hundreds of conventions coupled with trade exhibitions are some of the physical and social resources that are presently available in the Sydney Olympics Park (Mega 2010). Similarly, Sydney Olympics Park has 430 hectares of parklands and 35 kilometers of bike tracks (Poynter and MacRury 2009; Koper 2009). Consequently, Sydney Olympics Park is accessible to the Sydney City and the entire world using transportation means such as bus, train, ferry services which are the regularly operated services. It is also in close proximity to the Sydney Orbital network that comprises of M2, M3, M4, M5, and M7 means thus the greater city can easily be accessed by car.

One Australia Avenue is the last of the three towers to be built by the Ecove and Sydney Olympic Park Authority (SOPA) (Wiltschko 2010; Hyde et al., 2007). According to the master plan, the development of the One Australia Avenue is an appropriate development in the area as it will be a great place to work and live (Poynter and MacRury 2009). Similarly, given the fact that Sydney City population is on the rise thus increasing accommodation demands, the building will automatically be solution (Mega 2010).
The historical land use in Sydney Olympic Park is no longer an issue to consider, this suburb is continuously evolving into a major suburb, and in this regard, SOPA must plan for more residential land use in order to meet the ever increasing accommodation demands (Wiltschko 2010). Kin the same line of discussion, as the population increases, the need for more public facilities will increase; the development of One Australia Avenue provides significant social and commercial benefits to Sydney Olympics Park (Lonely Planet and Dragicevich 2012).
