It will give details on the design framework and the land use to make sure sustainable implementation is made positively. The sustainability report is also an assessment tool for the underlying negative and positive social, economic and environmental effects likely to occur through the design of the building. The office building is set to be located in the Killagoola town about 13.4KM from Galway City, Ireland which is a tourist attraction due to its spectacular sites and the museum. There are a lot of developments near Killagoola and its surrounding that are likely to promote business in the 4 storey office building. For instance, the road connecting Killagoola town to Galway city and the other major places is being developed meaning there will be better road to ferry the potential clients, business oriented people to the building. Galway City is full of activities and so the location of the office building in this town Centre which is not far from the city will help in the expansion of commercial and retail development of this town. The building is set to absorb the residential, tourism and the investing aspect of the town 2.0 Methodology The methodology adopted is one of prediction of the likely consequence of constructing this multi-storey building. Since the set objective of this report is to have a sustainable Design and Construction. The report is targeting on the sustainable development. Will weigh whether the effects are positive or negative based on the social, environmental and economic aspect. 2.1 Assessment of the Social Aspect Negative effect There is no negative effect identified so far. Positive effect The Killagoola residents and those of the surrounding places like Galway city visitors and residents will be able to enjoy quality and productive life through the construction of this office building. This is considering the fact that the building will contain offices and conference rooms that can be used for business or other productive activities. The building will also have various leisure and entertainment facilities for the visitors and residents. 2.2 Assessment on the Economic Aspect Negative effect There is no negative effect identified so far. Positive effect The construction and completion of the office building will enhance invention in the building design locally. This is in consideration that the design of the building is unique from the other buildings in Killagoola town. The building is to be built to ensure it is very stable. This is ensured through the structural design employed (Gorgolewski, 1999) . In the design, aspects like soil formation and wind were considered in addition to the shear force and moment. The building is to be constructed in a way that it can accommodate future changes like expansion of the rooms or improvement of any part. The construction will enhance the trial of new technology and in this way utilize the new technology. The fact that a new technology of using reinforced steel is used helps embrace the use of new technology in trial form. The consideration of the wind factor helps to ensure that the building is strong and stable in case there is a strong wind. The last positive economic aspect found as sustainability is the building establishment will not be a barrier to the development of the place and the nearby town. Moreover, it will have a potential development and growth of this busy town. Otherwise, there is expected to be a lot of commercial and industrial activities emerging from the building construction and completion. 2.3 Assessment on the Environmental Aspect Negative effect There is no negative effect identified so far. Positive effect The building design and later on construction is set to follow the Construction Design and Management regulations. These regulations safe regards the lives of the residents and also of the visitors. This means that with the design and construction of the building safely there will not be environmental hazards likely to harm anyone (Gorgolewski, 1999) The building construction also gets rid of the existing environmental hazards such as the global warming. In this way, the quality of the environment in the town is enhanced. Through the safe regarding the lives of the residents and visitors as stated earlier, the environment is also protected from pollutants like air, land and water pollution (Gorgolewski, 1999) . For example the separation of the igneous wastes from the rest in addition to storing the waste rather than just throwing it out on the land or water bodies. The other environmental aspect is the growth of the use of resource use. This is so due to the fact that the construction itself uses the land resource and also opens more opportunities of using the land through the network likely to be created in the near future. This increased land use is most probable to go hand in hand with the population increase in this town. 3.0 Possible success of this sustainability Appraisal These possible successes are gotten from the assessments taken in the methodology. These are as follows: There will be improvement of the Killagoola town in terms of economically, environmentally and not forgetting the security considering the CCTV and lighting the crucial parts of the town. Neighboring residents and town will be satisfied with the new office building establishment since the Killagoola town with this and other advancements coupled with its nearness to Galway city. This means that most neighboring towns will rely on the office facility for important meetings or other recreational and leisure activities. The building construction and completion is set to have attained the satisfaction of the green space user. This is considering that the building will not use much of timber and in a way conserves the trees. This way the air quality is improved. The building will have adopted the waste generation and recycling which will reduce both the air, land and water pollution in the short and long term. The building adoption of new design innovation is unique in this busy town Centre. The new building will in this way attract many people from in and out of the town. The potential indicator of this will be the rise in the number of town immigrants. The above point will lead to cohesion of the community of both the town and neighboring residents. This is so from the strong feelings that the residents and neighbors belong together. Good quality life improvement due to the office building construction and completion, safe regarding and improving the environmental aspect of the town residents. There will be assurance there will be a big percentage of the town residents in agreement that the town has improved due to the establishment of this building. Moreover the building completion is set to attract more activities interlinked with the administrative role of the town. The completion of the building will have made the residents to adopt the recycling of the waste by the residents who will have experienced a good safe life from environment free from pollution. 4.0 Conclusion The sustainability report has dealt with the potential effects of the office building construction design and completion. The sustainability effects have more weight on the positive side in comparison to the negative side. The report has shown that the building construction is safe and carries a lot of developments and growth on basis of the social, economic and environmental aspects.
