This research is focused on a multi-dimensional process, whose origins, evolution and present-day sophistication are thought to have been a direct result of the complex nature of the town - not just as a sophisticated array of bricks and mortar, but also and more importantly as a complex and organic pivot on which the society’s modus operandi heavily turns. Following the evolution of urban regeneration - from the very earliest reconstruction campaigns to the past quarter of a century, bustling with urban regeneration activity - the dissertation advocates the idea that the requirement for urban regeneration emanates from social, economic, and physical necessities of the individuals living within urban areas; where those necessities are being caught by the respective regimes’ or political machinery, brought in line with the respective ideological assumptions, and returned to the individuals in question in the shape of certain policies.

Therefore, the research focuses further on particular concepts, policies and strategies dealing with urban regeneration, in an attempt to assess both the hitherto effects of their implementation and the feasibility of already undertaken regeneration schemes against the background of worsened financial and economic situation; as well as to view the far-reaching effects of what are believed to represent marked success in implementing well-balanced regeneration policies.The dissertation meets these research aims through an extensive study of relevant literature, including textbooks, journal and newspaper articles, websites, study reports, case studies, as well as government policy notes and statements, and acts of the parliament; as well as by practical research carried out in the form of a case study concerning the regeneration in Oldham Town Centre.

The research has produced a number of key findings: the historical review confirmed urban regeneration as a fitful process run over the centuries by different driving forces; the close two-way relationship between ideologies and policies on the one hand, and urban regeneration on the other, was being definitely proven; and the major challenges and opportunities shaping the regeneration process have been identified.
