Outdoor recreation/Ecotourism Site Development Project Project Brief: By understanding the geographical location of Albury it is advisable to design a conceptual recreational plan for water sports simulating the kind of atmosphere like a sea and beaches. Since the geographical location is very far from the coast and if we can simulate the similar setup like the beaches and the sea in the interior city like Albury then it would definitely attract a lot of business and recreation market and can be cashed later with lots of ancillary units. Albury is situated in a very convenient place with every kind of transport facility. The place can be reached by air, road and rails also. It has all the communication facilities available and at a very economical price. The place has a lot of opportunity to grow bigger and develop in future since the location of the place is centrally between the country, ideal for commercial and industrial establishments. Considering a water sports park would ideally fit into the given location and also ideal to target the market. Simulating the similar effects of the sea shore i.e generating waves similar to the sea in a make shift pond would really attract peoples curiosity and there by bringing huge crowds. The design of water recreational sports ideally identifies the recreation and sporting opportunities available on the newly acquired land owned by the agency and also harmonizes with the site, and is both suitable and capable of accommodating all infrastructure requirements. Primarily the Albury city is suitable for any kind of development which can be a greatest advantage To provide within the overall concept all required buildings, structures, amenities and leisure opportunities for the target market of the theme and the regional population it is important to conduct a survey or a study which can clearly indicate us what exactly would be suitable for the people and according to the geographical location. According the different surveys conducted by the NFO it is suitable for the given geographical location that not only a water sports but also it should be feasible as a whole family entertainment which can also bring a greater revenue for the recreation center. Proposed recreation facilities: 1. A waves generating water pond. 2. A 300 mrts long water skate board. 3. A huge ocean like pond which can accommodate motor boats for scuba diving and water rafting. 4. A big enclosure at the entry which accommodates large number vehicles for parking. 5. A complex at the beginning for booking tickets and visitors lounge and waiting area. 6. Electronic entry gates which can avoid unauthorized entry. 7. 2-3 different food complexes just after the entry in side the recreation center. 8. A separate water pond for women and couples for who ever prefer. 9. Sprawling games enclosure which has many kinds of rides like Columbus, Tora Tora and Giant wheel etcetera for children. 10. Video games for children and electric bumper cars. 11. Depending upon the budget a golf course would also be advisable. The above mentioned infrastructure would at least require a minimum of 50 acres of land for a comfortable environment. Management structure: The management of the recreation center can be outsourced to some other company or can be managed by the owner of the recreation center. The advantage in outsourcing the maintenance is that any loss or unavoidable situations can be put on the shoulders of the outsourced company. Management has so many functions to take care and some times it becomes difficult to manage so, employing a professional company in maintenance can be a better option for a smooth functioning of the center. Management of the company also needs to take care about the security of the infrastructure and we should be very keen on out sourcing the security of the infrastructure to the best security agency so that the people coming to the recreation center and also the infrastructure can be felt safe in their hands. The security depends on what security protocol we opt for. It can be a group 3 security or a group 4 security. Each security cover has a different protocol to follow. Commercial opportunities: Since the space required for the center is considerably big it can be utilized for establishing a shopping complex, food joint, aquatic training center, a swimming pool, a pool and snooker parlor, a health spa, a squash court and a poker table. To make the resort a dream vacation this gives little retreats to our eyes. A small bird sanctuary or animal section for natural habitat. A flowers garden or Butterfly park for nature enthusiasts. A tot-lot for playing little kids. A small pond with aquatic animals such as Dolphins, Swans etc. A sand park that has play tools for children. A place hosting a rural look with grass and huts and ethnic pots. A resort can also be equipped with a spa where women can get refreshed and relaxed. As a special feature it can also present a Horror-Show room with skulls and Skeletons to scare the Adults just for fun. The garden can be decorated with sculptural architectural beauty. It can also embrace the customers with Golf Court. Special Holiday packages are offered for families and newly wed couples. Special benefits can be offered to those who apply for membership. Imagiantive layout for a resort All these above commercial opportunities can be had for the management of the center to reap in the extra benefits. All the above facilities can be charged for a regular basis from the members of the center and the other facilities which are mentioned above can be charged for a one time entry fee per day. The management can better also provide memberships to its esteemed customers so that they even sponsor for the other promotional activities that can take place over the years to come. A perfect interior and exterior designer is needed for a maximum utility of the center also for the best consumption of the space available. Optimum utilization of the center is inevitable since the mount of investment and the interest payable to the financial institution will also be very high and hence it is mandatory to reap in the maximum benefits form the center by offering maximum facilities and using minimum space and expenditure. In order to identify and justify a vegetation planting program that supports and harmonizes with the current base-plan recommendations we need to employee the best available vegetation and exterior planner which indeed help in adding up to the beauty of the center and also bring green belt. Of the total land acquired a minimum of 15% should be allotted for the vegetation planting. Of the 15% green belt 5% of the land should be used for beautiful flower planting, 5% should be used for medium size plants and the rest of the 5% should be used for placing crotons and designer herbs at important positions in the center. Aquatic plants can also be used for decorations at crucial positions in the center. The vegetation planting can be placed at sprawling gardens so that visitors can take rest under the cool shade of the plants. Flowers can bring beauty and attraction to the surroundings. Medicinal valued crotons and herbs can bring good health to the people coming to the resort. An auxiliary amenity also needs to be provided to the visitors for utmost comfort ability. A beautiful looking landscaping, irrigation, drainage, lighting, shelters, multi-use paths, security devices etc. must be provided so that the recreation center should look complete in any manner and also the visitors should feel better at even toilets, basic amenities etc. It is advisable to create a spacious parking facility so that even at the peak time also there should not be any congestion for the vehicles going out or coming in. Parking facility should be non obstructive for at least a thousand vehicles at any point of time. Also need a pedestrian walking pavement so that people walking should have security. There is a greater need for identification of the latest out door furniture needed for the center. The furniture should be latest and up to date where ever it is placed. It should be selected in a way that they should last long and yet be in fashion, contemporary for a long time to optimize the utility of the resource according to the theme. The project can be completed in six months from the start of the work if all the required government permissions are approved. The main objective is to provide an overview of the recreational project This can be developed by incorporating the designed plan that elucidates the concept in a clarified way. The aim is to give an acquisition plan of the necessary assets both movable and immovable keeping the market as its prime target for the existing density of the population. To evaluate and to construct the management staff that would present the organization's theme with the effective communicational skills that would lay a road to the customers pride and competitors envy. To prepare a plan that would advice the commercial opportunities given by the fundamental department and making the maximum usage of the head department. Taking up the program of "plantations' that would enhance the natural environment in harmony with the serene and pollution free atmosphere. Carving for a prerequisite plan for placing all the proposed basic amenities mentioned as lighting, multi-using paths, shelters , drainage, security devices and irrigation facilities. Constructing a plan designing the outdoor furniture, placed as such to optimize the usage of the available resources.
