As introducing to this project I have got the responsibility to construct and mange the overall activities of house construction. I have got time to construct this house within April 2007 to March 31, 2008 time period. In this report I will demonstrate the implementation of different project management techniques. Here my basic aim is to finish the project before the due date because interest rates for home mortgages will rise to the 7% to 8% range for 30-year mortgages, possibly even higher, on or near the second quarter of 2008, so by seeing this situation we have to plan in such a way that the overall project gets a success. Project Part 1 Cost Estimates The basic aim of this section is to estimate the project cost for the overall project activities. I have decided to divide the project into different section and then estimate each sub task. As I have researched about this way of estimating turns out to be more effective and accurate. I have estimated the cost $ 25100. An order of magnitude estimates for this project as I have accessed is $ 26000 is approximately. Now we can apply for loan in a couple of local banks to pre-qualify us for the loan(s) we shall need for the project. Work Breakdown Schedule (WBS) In this section I will present the Work Breakdown Schedule (WBS) for all the activities that we are going to implement for the construction of this project. Here I will present the main team members name and their responsibilities regarding the project activities. I have accessed these activities from the WBS. I have used MS Project for this purpose. MS Project is project management tool for different project management activities. I have allocated estimated time to each project activity and ensured that each task have enough time for overall completion of that task. Figure 1 Gantt Chart Three neighborhood houses In this section I will present the information about three neighborhood houses those are close to our actual home that can serve as the “ideal location”. I have obtained the flyers or real estate listing information for these three different homes that are currently for sale in that neighborhood. House 1 This house is selling for $230,000 and the land costs $30,000, then the construction cost is around $200,000. The home is 2,000 square feet, and then the cost per square foot is $100. This house has kitchen, two bed rooms, a lawn and total 5 rooms. House 2 This house is selling for $100,000 and the land costs $50,000, then the construction cost is around $150,000. The home is 5000 square feet, and then the cost per square foot is $200. This hose have 4 bed rooms, a lawn, a swimming pool, total 10 rooms and two kitchens. House 3 This house is selling for $200,000 and the land costs $25,000, then the construction cost is around $150,000. The home is 1500 square feet, and then the cost per square foot is $120. This house have 2 bed room, one swimming pool and total 4 rooms. Cost per square foot In this section I will analyze cost per square foot and present the feature amenities /features in our home. Below I have placed few figures about our house We have total 2,000 square foot home Here we have spend total construction costs of $250,000 The total land cost is $ 25000 We have Spend $50,000 on a gourmet kitchen Now I will preen few features about the house A gourmet kitchen An elegant master bath Marble tiles in the foyer A fancy curved stair 10 foot ceilings We have placed a beautiful lawn A small swimming pool Total 5 bed rooms Totally carpeted By analyzing the three neighborhood houses data and cost we have spent by providing the above given facilities I have calculated the per square foot cost of our house that is $125 per square foot. Contingency amount I have decided to add approximately $ 4000 contingency amount in my budget. In this project we have lot of uncertainties regarding the construction. The biggest uncertainties regarding the construction is the weather Next we have some raw martial shortage Some human resource problems I have listed above few uncertainties regarding the construction project; I have accessed these uncertainties by analyzing the nature of different project activities. This contingency amount will facilities us in lot difficulties those are expected during the project development. PROJECT PART 2: Earned value analysis In this section I will present the earned values analysis of the overall project. I will evaluate the performance of the first three months for the better project completion analysis. We employ Earned Value Management in a projects hazard management plan; it is initially essential to explain a number of ideas of the earned value method. Earned Value Management is idea of the Work Breakdown Structure or (WBS). It is certified that the Project System functionality for the investigation and arrangement of a project’s earned value by means of standard techniques. In earned value analysis, you do not obtain an inaccessible observation of expenses, capital and dates however rather you observe them mutually with the real activity produced. SPI < 1.0 means that we are behind the planned schedule. Month 2: task is on schedule Here we have budgeted cost (BCWS) of 100%, and completed the task by 99% of the Budgeted Cost of Work Scheduled in Month 2. So we are approximately on the schedule. Here we have 8% complete with the total project So EV = % complete x budget EV= 0.08*240000 EV= 19200 Then we have the Actual Cost of Work Performed (AC): is 99% of the Budgeted Cost of Work Scheduled (PV) for the tasks undertaken in Month 2 PV = 19008 Schedule Performance Index: SPI = EV / PV SPI= 19200/19008 SPI= 1.01 SPI>1 So we can say that this phase in on the planned schedule Here we have achieved additional work as we have planned by working on non-critical path work packages. Month 3: task is above the schedule Here we have Project Progress: You are 13% complete with the total project So EV = % complete x budget EV= 0.13* 240000 EX=31200 So Then we have PV= 3182.4 Schedule Performance Index: SPI = EV / PV SPI= 31200/3182.4 SPI= 9.80 SPI>1 The performace of this project phase is above the planned sehdul Interpretations From the results of earned value analyses I have interpreted that we have average performance till now and we have to do more for the overall project completion. We have to concentrate on the each task regarding the timeline satisfaction. Here we have to establish more concrete baseline to meet them. By applying more concrete planning we be able to ensure and meet the March 31, 2008 deadline. Estimates From the above analysis I have accessed estimate to complete and estimate at completion for this project. I have accessed that our performance is not too slow and too fast. But we did not move like this we have to pay more attention regarding this project. We have to concentrate on the completion of each task with in deadline We have to establish parameter for the on time delivery of each task We have to provide each necessary martial on time so that the work must go on Deployment of experienced man power from the project On time maintenance of machinery that needs repair Better policy management Conclusions In this project I have demonstrated the different project management techniques regarding the implementation of the construction project. I have utilized WBS, reasonability matrices and earned values analysis for this project. I have developed Gantt chart for the project that shows the overall project activities and their planned time line. I have tried to establish better timeline for each activity by seeing its nature.
