Name: Course: College: Tutor: Date: Marketing Management Introduction This construction project is focussed on the conversion of a former workshop into a three bedroom bungalow. Therefore, the client so desires that the design of the forward facing dormer roof windows be changed from the normal tile and timber roof to an entirely glass one. There is need for a permit to be obtained that will allow this design to deviate from the normal design of that area to the design that is required by the client. As a result, this report will explain the importance of each party in the running of this project. The project will also cover the impact that the proposed design by the client on this particular project. Assessment methods There are various assessment methods that were used to meet the objectives that are stipulated above. First, different parties that are involved in this project were identified and the roles that they play for this project to be complete was determined. These are the owner of the project that is being undertaken, the general contractor, the master architect, the electrical engineer, the land architect, the structural engineer, the Legal Counsel and the mechanical engineer. On the other hand there are various contractual procedures that were identified by this report and must be followed in any project that is being undertaken. According to Booth (1999 pp.175), there is a lot of paperwork that must be dealt with to lay down the contractual procedures that must be followed when carrying out this project. These procedures include awarding of the contract, choosing of the precise contract and selection of the subcontractor by the general contractor. The impact of the proposed changes that were to be carried out on this particular project was also assessed in detail. It was important to note the fact that there were many rules and regulations that needed to be bend for this project to succeed. Therefore, several extra procedures had to be followed. According to Lock (2007, pp.403), changes in any project can arise at different stages of the project and they pose different challenges to the project that is being undertaken. Results This report came up with various results after a critical analysis of the project that was to be undertaken. First, the parties that are involved in this project needed to be brought together for them to be able to work as a team and not as individuals. Therefore, identification of the role played by each part was important at every stage of development of this project. It is important to understand that the adherence to the rules and regulations that guide project management was paramount and every part therefore was needed cooperate with the other despite the diversity in the roles played by each. Andersen et al. (2004 pp.100) asserts that the decision making process is affected by the way the project participant are organized. On the other hand, these parties must portray specific skills that are required by the area of assignment. The general contractor assumes the role of the lead team in the construction process. The general contractor and his team of subcontractors work together with the rest of the teams to develop the project in accordance with the laid down instructions and within a particular time frame and cost. The Master Architect on the other hand works by designing the whole project and is responsible in providing direction in regard to the required design to the general contractor and subcontractor. The master architect must be proficient in architectural designs for him to accomplish the project. There are other parties that are involved in the undersigned project. These are the electrical engineer ho are tasked with the whole wiring process. This engineer must have wiring skills that will enable him to perform wiring activities that meet the standards that are laid out by the local government of that area. He must also understand different wiring strategies and some knowledge in construction materials that are used in the project to know the kind of wiring to be done and on which side of the building. The civil engineer on the other hand works on the issues of the sites to guarantee that the building that is developed is on the specified site, and that site grading reflects the requirements in his plans. The civil engineer requires skills to be able to deal with storm from the building that is being built. The structural engineer will also be needed to ensure that the building that is being developed in this project is able to handle the load that this particular building requires. This engineer needs to have skills in different building materials that are used on sites. The building also requires a plumbing system. This is handled by the mechanical engineer who must have skills on different plumbing systems that are required by different building structures. The mechanical who present for nearly the whole part of the building provides direction on how the plumbing unit is built (Pace 2009). Beautification of the surrounding environment of the building is also necessary. This is done by the Landscape Architect. This specialist is tasked with making sure that the surroundings of this building are beautified using different kinds of plants to give it an excellent look. Therefore, he needs to have special skills in different kinds of plants and the soil that is found in different areas. On the other hand, a building cannot be inhabited unless every structure standard is met. While this construction process may follow every requirement, the safety of a building must also be assured. This is done by the Third Party Inspectors who assesses the way the building has been developed, the materials used and whether the work was done using appropriate procedures. In his report, the Third Party Inspectors will provide detailed account of whether the investment in this project by the owner was well utilised. Therefore they need to possess thorough building and land evaluation skills. Finally, there is need for a legal counsel to handle all the legal issues that arise at the beginning and during the course of developing this project. The Legal Counsel must be an expert when it comes to the interpretation of the various acts that govern the area where this building is being developed (Pace 2009). The proposed changes on the building were deemed to affect the building. First, it was found out that these change proposals would affect the normal running of the activities that are involved in carrying out the project. These proposals required that various issues of the law were sorted out first before the contractor could be given the green light to continue with the project. However, it should noted that the challenges posed by these proposals can be tackled and therefore reduce the time frame that is needed by the project. To begin with, the right channels must be followed when implementing the proposed changes to the building. The right authorities must be contacted for the issues of the law to be ironed out before anything can be done. For example, according to the law requirements in this area, buildings are required to use tiles and wood in some areas of the building. Similarly, this building is a commercial building and therefore must be built in accordance with the building laws and designs. Therefore, the owner has the responsibility of seeking permission from the right authorities to implement the proposed changes. This is because, as the owner, he is in a position to explain to the authorities what he requires and why he requires to make these changes (Lock 2007, pp.103). There are different parties that need to be involved in the communication process as the owner works towards getting the license to make the specified changes on the building. First, there is need to involve the Legal Counsel, who will guide the owner and help him to understand various law regulation in the construction industry. Besides the Legal Counsel, it is also important to involve various engineers that will work on this building. These include the structural engineer, the electrical engineer and the civil engineer. These engineers are in a position of helping the owner to understand possible changes that can be made on the building without rendering it obsolete. Similarly, the Master Architect will be required to feature in the communication to provide design modification of the building. On the other hand, the project manager is also vital in the whole project to provide an overview of the new costs that will be incurred and the time frame that will need to be covered by the whole project. This ensures that the project is completed on time and within its budget (Pace 2009). Conclusion The interaction between different parties in any project is important to the success of a particular project. However, it is important for these parties to understand their roles and to work as a team towards the completion of the project within the specified time and without going outside the stipulated budget.
