Real E and Property Management Company Report Mission ment and summary of organizational objectives for the company Realestate and property management companies are concerned with construction and management of buildings for both government, rental and business purposes. The name of the property development company that I work for is referred to as Maxima Real Estate Development Company. However, the name was derived from the term maximum meaning that it would be a company with the ability to perform the best in the effort to elevate and facelift the states of any property to be developed. The report is objectively aimed at providing a summary and a guideline on the property expansion project in the Great Manchester Area. The report is composed of a research survey conducted within a period of 3 weeks to identify a potential opportunity that would generate income within the Great Manchester area (Harris, 2005, p. 18). Since UK is best known for sports especially football availability of vast potential in the field of sports. The best option obtained during the research study settled on a conclusive count for building an international sports academy, which would host a considerable number of sporting activities, which are not limited to athletics, triathlon, football, baseball, volleyball, tennis, rugby and hockey (Reuvid, 2009, p. 42). The decision to settle on developing a football academy was considered as the best option because, Maxima Real Estate Development Company is a large multinational company, with organized leadership that is capable of constructing any kind of building. Our representatives and technical teams are also richly talented in myriad areas of expertise that would influence and facilitate the construction process with minimum supervision within a given timeline (Victoria, & Louise, 2004, p. 24). However, to enhance better outcome, the company plans to employ casual workers from the locality. The property strategy for a corporate organization Maxima Real Estate Development Company augmented essential acquaintance in project and property development in accordance with the corporate social responsibility (CSR). This is aimed at distinctively creating a difference from our estate development company and the other companies that trade in the same area of expertise and professionalism. This enables corporate organizations to consider and award our company construction and estate management tenders due to adequate and convincing research outcomes (Barry, & Nick, 2010, p. 63). Our objective is aimed at determining and building the best action plan that would enable the company to move forward both internally and externally. With vast expertise and professionalism, our constructors and practitioners are capable of building discreet foundations in management, which are not limited to reputation/ image management, issues management, property brand, crisis and equity management (Bradstreet, & Dun, 2011, p.40). Through developing community relational and philanthropic strategies, the company would be able to avoid the stigma in relation to real estate development business to drive profits. The organization is mandated to achieving its mission and vision through value addition to the corporation of estate development within the country franchising its continuation (Reuvid, 2009, p. 49). However, the organizational interest would no longer be at odds with common good and mutual interest as the company is objectively determined to work for government, faith based and nongovernmental organizations. Our company objectives are as old as the company itself; however, through the expertise within the areas of specialization some of the objectives are directed to suite the current competitive, working environment which calls for integrity and conformity in order to achieve perceived goals (Bradstreet, & Dun, 2011, p.48). In the construction industry, both the corporate companies and citizens anticipate rigorous unwavering structures through established building and construction rules that all construction companies must abide by, to within the global perspective of which our company is striving effortlessly to achieve due to vast expertise in the same area of practice (Barry, & Nick, 2010, p. 44). Through quality judgment, the company focuses on blending the strict construction rules to enhance adherence to capital performance with objection of any issue that would corrode the performance principles and both company mission and vision of adhering to climatic regulations through enhancing energy conservation and reduction in greenhouse effects (Reuvid, 2009, p. 65). Organizational objectives for Success to produce a clear strategy for the property acquisition In order to achieve success, Maxima Estate Development and Management Company is objectively directed towards vivid development and mission orientation through procedural acquisition of property as enshrined in the UK- land and property ownership laws (Reuvid, 2009, p. 79). Through collaboration with land adjudication and search companies, we are certain that the acquisition deal is in accordance with both the company’s and country’s laws respectively to gain trust of both investors and consumers who anticipate positive development of the Great Manchester Area. The company is obliged to co-operate with employees involved in the construction process through considering the risks factors, motivational and training, which would also led to staff appraisal. This is supposed to add value to our production and output process in a timeline since the company is not only subject to the construction of sports academy but also other lucrative businesses around the globe (Reuvid, 2009, p. 162). However, the project would require approximately eight months to full completion; this would be enough duration to enable the willing property buyers gain trust in the quality of work done by our company. As a result, the most difficult issue to handle is finance, hence we are challenged to budget within our ability, so that we would benefit when handing over the project to the buyers. This calls for rapport and positive perception towards accomplishing company objectives so that we benefit at long last (Bradstreet, & Dun, 2011, p.105). Everyone assigned with a responsibility, should perform to their utmost best so that we could be able to pull the company forward. The management will be accountable for all staff, community, and the enterprise at large to ensure that information is passed to the right recipient within the stipulated time to reduce wastage and maximize on profits, which is the baseline of any business organization (Victoria, & Louise, 2004, p. 108). Planning The company would achieve its plans through research so that there could be an assurance that the projects will the attained. The availability of a blue print of the proposed sports academy is enough evidence to derive an appropriation plan that would provide a rough idea on the amount of money that is likely to be consumed till the end of the construction process (Bradstreet, & Dun, 2011, p. 68). The concept of flexibility and tenure In order to address the concept of flexibility and tenure, it is adept to access and initiate a plan which would align all the requirements at the construction site. The planning process commences from the philosophical interpretation and creation of rapport with the parties concerned to enable the teams embrace correlation at the work place. The contents of work plan would include but not limited to beliefs, values and attitude of the organization towards employees (Bradstreet, & Dun, 2011, p. 81). The company’s mission is to decree the purpose of being involved in the construction project, this defines the objectives of the company, decision making guidelines, policies and rules that have to be followed especially when considering the erection of projects within the Great Manchester Area which is a milestone in the construction sector (Victoria, & Louise, 2004, p. 101). Through planning our company would be able to articulate its objectives, and decide the best way to resolve future problems related to property especially political realities. Identify a potentially suitable property Having considered the Great Manchester Area as a viable place for erecting a complex sports academy, I am convinced that this would derive more profit in the area being that the complex sports academy, does not only focus on sports men and women, but also training the referees, technical teams, managers and other portfolios within the sports industry (Reuvid, 2009, p. 201). As peculiar and complex as it maybe, it would be a centre for recreation and fitness for those who derive pleasure in watching different games since it would be business all through. However, availability of basic needs within the suburb is another advantage that would equip the people with relevant and balanced meals for growth and development of muscles to aid in perfecting training and general well being of the parties’ concerned (Victoria, & Louise, 2004, p. 28). Despite the changing weather, the academy will be constructed with modern heating and conditioning gadgets that will balance the weather conditions making it peculiar from the ordinary games academies. Another reason as to why the proposal is appropriate is that, not every academy within the global perspective is capable of accommodating all the major games. Therefore, this would be a lucrative business venture that is not only helpful to the Great Manchester and the UK but also the global community, since students would graduate with more than one game (Reuvid, 2009, p. 107). This increases the ability of an individual to survive on his/ her own hence reducing dependency rates with an improvement in economic level of the person (Bradstreet, & Dun, 2011, p. 108). However, once the quality any level of players shall have been elevated from the experience obtained at the academy, both the national and international games would exhibit the same. Many people would gain interest in watching quality games; this would increase the revenues from sports hence better payment terms for the players (Bradstreet, & Dun, 2011, p. 92). Having achieved well planned construction properties, the company has gained immensely and is committed to delivering exemplary products to the best of our knowledge; hence, the proposed construction of a sports academy in the area of Great Manchester would be a boost to not only our construction company and also to the local residents and the sports fraternity. It is my wish to submit a report to the board so as to affirm the development made in achieving goals of Maxima Real Estate and property Management Company within the global context (Bradstreet, & Dun, 2011, p. 104). An executive summary report for presentation at the Board meeting The chairman, board of directors and all protocols observed. As per the last board meeting, it was agreed unanimously that I should organize for a research on a viable project that would be carried out in the Great Manchester Area. I hereby bring to your attention the recommendations in accordance to the research carried out by our company, Maxima Real Estate Properties Development and Management Company in connection with the perceived proposal to identify a suitable property that would be constructed by the company to achieve the economic potential in the Great Manchester Area. After conducting both consultative and interactive research on the aforementioned subject; we deduced and settled on erecting a sports academy so that the myriad unexploited potential would be grabbed. However, considering the surrounding areas, people are bored with films and monies which they already have within their home; calling for dire need for a total change of activities. In addition, the sports centre with comprise of all the major games recognized by the international games associations. This would unravel the perception that sports centers are not reliable sources of income, since not only the students would use the compound, but also the local and international participants and fans, who will derive pleasure in experiencing the conducive surrounding that entails all the major games. As an international company specialized in construction of real estate and property management, the company hosts some of the pioneers and top constructors who are qualified with certifications enabling them to erect and handle complex properties, I am certain that the proposed project is viable and would be beneficial to the company in the near future during operations. It would be great to endorse the proposal, since it is a long term investment that would not only benefit the students, but also the local residents and the government. However, in order to derive the full report, we made numerous considerations with assistance from both the ministry of lands and the registrar of properties to affirm the legality and appropriateness of constructing a super complex academy within the Great Manchester suburb. This was accelerated by our company objectives which include laws regarding land registration and transfer processes hence I am certain that should the proposal be endorsed; the company would greatly gain from short and long term benefits. To justify the recommendations, I confirm that the essential raw materials for the construction of the property are readily available within the areas hence it is prudent to appreciate the opportunity and move with haste to salvage the situation before things get out of our control. To mention; the report is not fixed to the viable project but it is subject to opposition hence a level base of argument. The challenging tasks that we faced in the process of deriving the best alternative, was the high cost of carrying out the research since we were determined to cross examine both government officials, and the general public to derive an all round information that would be profiting when considered. Through the ministry of lands and city planning, we confirmed that the area is qualified for construction of fifty story building which is far much above the anticipated I really appreciate the opportunity and trust that was bestowed in me by the company fraternity. This has lead to observable milestones since the commencement of my contract as a company’s organizing secretary, a sensitive capacity with challenging tasks indeed. However, I once more call upon every member and stakeholder to create good rapport with the community and corporate to enhance better performance in the real estate development and management sector.
