Scrutiny has indicated that Washington Square Plaza has twenty-six business organizations in its building and roughly, every business organization has twelve employees on average. In this respect, one can recognize the necessity of roughly two hundred parking spaces on daily basis. Regrettably, assessment of the environment has pointed that employees park their cars besides footpaths, and others park on other streets due to absence of any parking structure. Besides present issues and problems, it is expectation of Washington Square Plaza’s management that number of organizations operating in the plaza will augment in the coming years due to its chief position and easy entrance from around the city. For this basis, the proposal includes dialogue on brief explanation of parking project for authorization from all the organizations operating in the Washington Square Plaza. The proposal includes a map of surrounding areas of Washington Square Plaza as well that signifies main position of the plaza and indicates space of parking structure with the red balloon. At present, the parking structure will allow approximately two hundred cars in its space, whereas, the structure has capacity for extension that will allow parking of another 200 cars. In brief, the project will include five phases of initial planning, data analysis, concept development, concept to customers, and preliminary design. Introduction It is an observation that since few years, there has been significant increment in the number of business organizations operating in Washington Square Plaza, and that has resulted in growth of businesses. However, at the same time, employees and employers of these business organizations are confronting a huge issue of parking due to increased number of employees working in the building, and thus, increment in the demand of spaces for parking. In this regard, this proposal will include description of different aspects of the parking project. Need Statement Analysis (McDonald, 2007) has indicated that Washington Square Plaza has twenty-six business organizations in its premises, and approximately, every business organization has twelve employees on average. However, it is an observation that sixty-five percent of employees use cars for travelling purposes, whereas, rest of the individuals come through public transport. In this regard, one can identify the requirement of roughly two hundred parking spaces on daily basis. Unfortunately, examination of the environment has indicated that employees park their cars besides footpaths, and others park on other streets due to absence of any parking structure. In the result, parking by the footpath has been causing problems for drivers passing by the road, and due to parked cars (McDonald, 2007); it often results in road jam, and subsequently, has been an indirect cause of pollution in the vicinity. Besides road jam and pollution, another imperative issue that has inclined XYZ Company to come up with the proposal is the security issue. After business hours, it is an observation that employees usually have to walk through the lane during late hours to reach to their parked cars, and there have been instances of street crimes. In the result, safety and security of employees and drivers is another critical issue that has resulted in attention of XYZ Company, and which subsequently is expecting positive response from other organizations. Besides current issues and problems, it is anticipation of Washington Square Plaza’s management that growth and number of organizations operating in the plaza will increase in the coming years due to its prime location and easy access from around the city (King, 2005). For instance, in the year 2003, Plaza had only nine organizations with population of approximately 115 employees. However, by today, the Plaza has twenty-six organizations with population of 312 employees that indicate the growth in the number of business organizations in the premises. For this reason, the proposal will now discuss brief description of parking project for approval from all the organizations operating in the Washington Square Plaza. Project Description Analysis (NPA, 2004) has indicated that a parking space is currently available for sale adjacent to Washington Square Plaza that will be perfect to fulfill the current, as well as future parking needs of employees working in the plaza. Abovementioned is a map of surrounding areas of Washington Square Plaza that signifies prime location of the plaza and indicates space of parking structure with the red balloon. Currently, the parking structure will allow approximately two hundred cars in its space, whereas, the structure has capacity for expansion that will allow parking of another 200 cars, and thus, ideal for parking needs of business organizations of Washington Square Plaza. This section will now discuss different phases of implementation of the proposed parking project. Task 1 Project Initiation In particular, the initial phase of the parking project will consist of collection of data along with visits to the site that will allow the team to acquire relevant data. For this purpose, XYZ Company has planned to arrange a meeting with authorized personnel of the area that will brief the team, as well as the managers about different possible designs and extension possible in the parking structure. Moreover, regulations play an important role, and thus, the initial phase will include research of regulations related to the parking space, in order to avoid any legal confrontations. Furthermore, another important aspect is traffic analysis, thus, it will be a part of the initial phase that will enable the XYZ Company to understand the current, as well as future traffic movement within the area. Task 2 Data Analysis The second phase will utilize the acquired data to analyze it in accordance with the vicinity’s parking space guidelines (Chrest, 2001). During this space, the team will identify any possible alternatives, as well as restrictions that may hinder the process of acquiring parking structure adjacent to Washington Square Plaza. A major focus will be on the tentative cost of the project along with any influences or role of political parties in the area that will be very beneficial in later phases of the project. In other words, this phase will enable the XYZ Company to prepare for the materials required to initiate the parking lot project. Task 3 Concept Development Upon the approval of business managers of Washington Square Plaza and after the two initial phases, the XYZ Company will begin to initiate the most important part of the project that is concept development. In particular, this phase will result in development of various conceptual designs and formats for the planned parking structure based on the understanding of the collected data. Every design will come along with its feasibility report that will include estimated financial budget, site layout, as well as tentative capacity of the parking lot. One of these designs will then require approval of all the stakeholders involved in the project. Task 4 Concepts to Customers The fourth phase of the project will include an interactive presentation for all the business managers and investors along with possible alternatives. Task 5 Preliminary Design of Structure To receive approval, the XYZ Company will produce a groundwork design of the parking structure for the clients and stakeholders of the project. The design will include brief information about the location along with its map that will indicate possible intersections and ways to reach the parking structure (Quatman, 2000). In addition, the design will include grading and clearance plan as well to brief stakeholders about the necessary documentation process. In particular, the design will consist of essential drawings and graphs in detail that will provide a comprehensive understanding of the project. Finally, end of this phase will result in beginning of construction process of the parking structure. Budget In particular, the team will acquire list of construction expenses after the completion of abovementioned different phases of planning. However, to carry out the abovementioned phases, the business organizations and stakeholders will have to hire an expert company to design this project of parking structure, and market reports have indicated that estimated cost to hire XYZ Company will be approximately around $40,280. The following table indicates tentative charges for different tasks of the XYZ Company that will give business organizations an idea of initial expenses of the project.
