However, the recent economic slump in Indonesia has caused the postponement of our expansion plan. It will allow me to get adequate time to prepare and acquire more knowledge and expertise that is essential in planning and building a world class development project. These developments have made me feel both excited and challenged at the same time to fit in my father’s shoes in order to plan for our company’s future development projects in the years to come. After reviewing the curriculum offered by NYU’s MS in Real Estate Development, I became excited to enroll in the program.
The program will improve my understanding of real estate finance and valuation. It will also help me to learn more about the benefits and advantages of structuring a REIT as opposed to an IPO. Moreover, this program will be of benefit to my career because Indonesia is still considered a third world country. The country lacks the talent and professional skills related to real estate development. Therefore, by completing the courses offered in the NYU’s MS for real estate development program, my understanding of the cost and benefits in regard to choosing a development project will improve.
I will also be able to determine different types of finances required for each development project. With the experience I have as an analyst in my family’s real estate company, I am pleased and very free to share openly and discuss information that I have acquired from it. I am given access to review feasibility reports done by renowned property consulting companies, for instance, Jones Lang LaSalle and Knight Frank in the office. Furthermore, I am also encouraged to participate in the board meetings to keep myself up to date with future development projects.
The participation has made me to be prepared to discuss these prospects when meeting with potential debtors and investors. I have taken a greater interest in the finance side of real estate from dealings with various financial
