The paper “Financial Engineering Reason for the Financial Crisis” is a brilliant variant of the capstone project on finance & accounting. Real estate refers to land in addition to improvements made to it in form of buildings, wells, fences and other site improvements in a certain fixed location which are usually immovable (Clapp, 1988). Real estate is guided by real estate law which includes regulations and legal codes that concerns both commercial and residential real estate. More often real estate is referred to as real property.

Real property is usually immovable. In order for one to make reasonable money from investment in real estate, he or she has to find a good deal.Real estate is a modern day form of investment. It forms the larger part of investment portfolio accounting for more than 85% world wide. Real estate comprises of land and developments established therein (Tyson, & Griswold, 2009). Property developments, location and the type of property determine the value of the land in question, to provide the owner with rental income or growth of value in capital.

Property analysis therefore, seeks to analyze land value based on real state trends (Eldred, 2009). Real estate trends refer to regular routine or behaviour of real estate over a specified period of time, which causes changes.The changes are influenced by the rise and fall of mortgage rates, the level of the economy, consumer tastes and preferences and any other fundamental effects or reasons. Property analysis evaluates how real estate trends affect value of a property, demand for real estate and capital values (Platt, 1987).

This research paper seeks to highlight the concept of property analysis, analyze the elements of residential real estate and outline factors that affect residential real estate. The main objective of the study is to highlight how real estate developers and experts make use of the mentioned factors to perform property analysis.Real estate which compounds designing, constructing, managing, maintaining, repairing and renovating buildings or properties for the purpose of residing in as homes, using them for commercial purposes, and using such properties for manufacturing purposes (Wilkinson, et al., 2008).
