BUILDING SYSTEMS AND COSTING Student’s Name Course Professor’s Name University City Date Building System and Costing Question One Buildability The term buildability alludes to all pre-construction activities or exercises in designing all the tasks. This is on assessment of quality, time, safety performance and also the cost elements of construction. The pre-construction activities cover all participants carrying out manufacture and perform installation of components to be utilized in the construction tasks (Hamraz & Clarkson 2015, p. 32). The term also relates to value engineering, whereby some of the processes are common in terms of activities. Furthermore, durability is based on observation, benchmarking and improvement of the project construction. Integration Integration term in the building services covers a series of actions that are undertaken to consolidate the building or construction tasks. It is also the term used in analyzing the results of life cycle costing and assessment approaches in the common evaluation methods of construction life cycle [Red13]. The role of the engineer is undertaking all the activities that are supposed to be integrated to develop a framework or system of working as a unit. The processes or systems performing certain tasks are coordinated into a single system through integration (Dekkers 2006, p. 4017). In the building services, integration indicates bring resources and material to improve the quality and reinforcement to achieve the construction quality. Coordination Coordination term indicates the organization of various elements from a complex activity or body to ensure the process work together effectively. This is the ability to use different parts or a segment of a body as a unit to ensure efficiency (Kiritsis 2013, p.7352). Coordination in the building aspect is observed through bringing together different skills and knowledge in engineering to manage the construction site. Question Two The Plant Room The plant room is the space within the building set aside for the mechanical and electrical equipment. The buildability of the plant room should be designed in a manner to accommodate the equipment. In a construction project, an engineering manager is supposed to ensure resources and building material meets the standards and quality of a firm project. The integration aspect, especially on the construction material, the plant room should be made of hard materials that do not break easily and hence quality materials (Li, Meerkov, & Zhang, 2013, p. 7216). Integration provides the evaluation of the life cycle assessment and life cycle costing (LCA and LCC) to assess the design and the construction of the plant room. The connection of the life cycle assessment and cost evaluation provides evaluation of appropriate methods and process that sets pre-construction activities. Through the coordination approach, the plant room should be spacious enough to offer enough space for the equipment to be stored. The engineering manager is supposed to ensure plant room is designed in a manner of accommodating the nature of machines, tools and equipment to be stored. Furthermore, the quality of the materials and equipment are supposed to quality and standard to withstand the capacity and weight of construction tools and equipment. A Typical Floor A typical floor is a drawing done to scale showing all the measurements in an aerial format. This helps in showing the distances, spaces and available physical features of the structure. The size and length of the wall dimensions are also shown (Matsudaira, 2017, p.53). These aspects of the typical floor are essential in the buildability as it helps the engineer in having a clear view of the dimension. From an architectural perspective, the typical floor plan helps in the integration of the resources and systems to enhance assessment of the total cost and management. Integration helps in assessing the life cycle assessment and life cycle cost to assess the materials and equipments needed. The evaluation of the typical floor plan with dimensions and measurement helps engineer to assess the construction cost, material and time required. Coordination aspect is also essential as the typical floor plan helps in guiding engineer in coordinating the operations that are supposed to be undertaken. The typical floor shows the benchmark of the building foundation and hence providing a clear approach in the construction process. The processes and systems required are coordinated with other construction resources and materials. The Building Core The building core consists of the building elements that are closely placed together and especially at the center of the building. The elements include elevator shafts, electrical distribution, and restroom among others (Reddi & Moon 2013, p. 5281). The building services through the engineering management, the elements are supposed to be located to determine the buildability of the construction. Furthermore, the integration of resources is also supposed to be determined to ensure there is over utilization and hence doubling the cost of resources and finally, coordination of the construction activities, systems and process help in lowering the cost of construction. Question Three How Problems can Arise in a Plant Room In the plant room, the problems such as breakage of the floor and wall by hard equipments such as electrical and building equipment are experienced. This makes the building to depreciate the value at a higher rate (Sabourin 2012, p.54). Furthermore, the floor repair is also cost and hence becoming an expensive and additional cost to repair the plant room. For example, when the equipments and construction tools are stored in the plant room, then it’s more likely to damage the floor. How Problems can Arise in a Typical Floor A typical floor plan becomes difficult for an unqualified engineer in understanding and interpretation the dimensions provided. It is difficult in using the typical floor plan in deciding the resources if the engineer does not understand the elements and physical features indicated. How Problems can Arise in the Building Core The building core varies from one building to another and hence making engineer consider the best-suited position (Subrahmanian, Lee, & Granger 2015, p. 193). Furthermore, it is a challenge for the engineer in integrating different building elements during construction even if they tend to lower the cost of construction while combined. Question Four In engineering management practice, it is advisable in ensuring maximum utilization of resources and cost minimization during the construction process. It is important for the engineer considering reducing the chances of a problem occurring to ensure the high-quality and maintenance costs are low. Furthermore, there is a standard that should be maintained depending on the nature of construction that is residential or commercial building (Wu & Wu 2015, p.26). These engineering policies and standards are regulated to ensure the safety of the occupants. The consequences are established depending on whether the engineer maintains the required standards. The results are determined by the durability, the buildability, resource management, and cost of production. Question Five Designers The designers are supposed to contrite on the buildability of the aspect of achieving the required standards of the activities that happen pre-construction. Coordination of the resources, systems, and activities depends on the nature of the designs provided and hence controlling the engineering management roles. The designers should coordinate the operation by providing an essential platform of operations through appropriate standards and quality products. Builders The builder has the responsibility of meeting the set pre-construction standards to ensure the safety of the workforce, application of the recourses and availability of the building material on time (Yenradee & Dangton, 2000, p. 2694). The coordination role would help in ensuring the resources; systems and process are undertaken accordingly. The builders are supposed to focus on using the quality materials that would ensure the building or project is strong and durable. Contractors The contractor has the overall management role to guide the builder and designer on the appropriate resource requirement, systems, workforce and the process that should be applied in the construction. Contractors are supposed to provide the material that would support the building project to last longer. It is the role of contractors to ensure the buildability and coordination of essential resources to prevent any problem that may arise in the construction site. Therefore, precautions and safety is the key aspects that contractor should enforce to ensure the builders are protected while performing their construction tasks.
