Building Management Systems Student’s Name Institutional Affiliation Building Management Systems Introduction The building management system has the role of ensuring all the rules and regulations governing building construction are maintained. The major concerns are ensuring the safety and health condition of the occupants through achieving the entire requirement. The security of the occupant is also emphasized and hence the systems installed are supposed to achieve this role. Therefore, the study seeks to elaborate of different building systems that are essential in contributing to wellbeing of the occupants. Lifts, Escalators and Moving Walks In the building management system, the lifts, escalators and moving walks contributes in greater extent in the movement of people and materials in the building. The major issues are to ensure these systems is in proper condition and ensuring the services is appropriate for use. The aims of the lifts, escalators and moving walks is ensuring transport of the persona and materials within the building are conducted effectively and efficiently [GCl04]. The building systems should ensure the travel time in the building is reduced and ease. The other roles of the appropriate lifts and escalators in the building systems is increasing productivity and enhancing investment values. In the case of the commercial building, the systems of movement should be efficient and economic to allow higher productivity and investment value enhancement. The approach of the movement system should be safe and secure for the operators within the building [Gor02]. Therefore the system of the escalators, lifts and movement walks should consider the nature of the activities being undertaken in the building and hence offering appropriate services. There are different important issues that are supposed to be considered during development of the lifts, escalators and moving walks in the building. The speed at which the services from one floor to another are essential considering the urgency and needs. The system should incorporate moderate speed that is attractive to all users in the building [Bre06]. The system of communication should be reliable. This is connected to the effectiveness and efficiency in terms of connecting from one point to another without failure. Comfort and security is another issue that is supposed to be addressed during development of connecting systems. The lifts, escalators and moving walks are supposed to be safe for the users and ensuring the comfort [JAC02]. Sometimes depending on the nature of the building, the system of the lifts, escalators and moving walks contributes in decorating the building as the secondary purpose apart from moving and transporting people and material in the building. Lighting in the Building Light is defined as radiation that enhances and causing direct visual sensations. There are various effects of lighting on human being in the buildings that are supposed to be considered. The building lighting system should be developed under the aspect of gaining understanding of the visual ergonomics [Don12]. The systems should be in place after defining the relationship that exists in the lighting production. The occupants of the building are supposed to understand the lighting systems that are applied in order to have clear understanding of the lighting relationships. Furthermore, the occupants of the building are supposed to be enlightened on the relevant codes in defining the lighting system. There are three types of lighting that are incorporated in the building system. The daylight lighting is considered as the natural as it is used in lighting the building from ventilation such as windows. The other aspect is the day lighting that is connected to other forms of artificial lifting systems. These systems of artificial lighting especially during the day time are used in decoration of the building [Nic16]. Furthermore, the helps in adding light intensity in the areas whereby the natural light does not light perfectly. Artificial lighting system is essential at it helps in providing light in dark rooms during the day and night. The lighting system is essential in the building and hence should be considered during the building construction. The safety and security of the human should be in stake and hence the contractors should ensure they are compatible to human health. During the building construction, the system of the lighting should be based on different aspects to enhance coordination of the activities and purpose of the building. The function of the area is essential factor that is supposed to consider [Can]. This helps in selection of the nature of the lighting system, patterns and color that is intended. The activities of the building or selected area helps in designing the lighting intensity and the color needed. Environmental conditions influence the lighting systems that are required in the building [Enr14]. Energy usage and the building environment are factors that are supposed to be considered in relation to the activities undertaken in the building. The systems should ensure the energy required and building environmental are compatible to the lighting systems and does not have negative influences to surroundings. In choosing the appropriate lighting system, it is important to consider different factors that result from the building lighting. Factors such as heat loss or gain are essential depending on the season and activities being undertaken. The building holds different needs and hence heat capacity is essential [Nat16]. In refrigeration room in case of the industrial building context, the system of light that is required should not generate heat. Therefore, building purpose should direct the nature of the lighting systems should be employed. Another aspect is the human health depending on the eye adaptation on the light conditions. The major aspect is considering having lighting system that is recommended for the human consumption in regard to health. Lighting contributes in different functions in the building especially in security and hence used as the crime prevention tool. Lighting system supports surveillance whereby any criminal activities are easily identified. Moreover, CCTV technology depends with the light in order to capture and record the events in the building for security purposes. The lighting system contributes in ensuring the building and surrounding are clear and hence security guards can have a wider view [Dim16]. Therefore, it is important for the building contractors to consider having proper lighting systems that would enhance security and health of people. Heating, Ventilation, & Air-conditioning This is the process of heating and cooling, treating and handling the airflow in the building with the objective of providing an environment suitable to the purpose of the building. The evolution and development of the HVAC depends on the technology, economic pressure and medical understanding. Technology is the major concern that has helped in improving the HVAC systems in the building. The purposes of the building are developed in a manner of responding to the need and application of the building to fit the activities being undertaken. Technology has helped in designing appropriate system that fits HVAC system [Nik16]. The material used in the HVAC depends with the technical development and connection to the building system requires proper understanding of how they work, controlled and repaired. All these factors are possible through technology development. Economic pressure is developed by the activities being undertaken in the building. The HVAC systems have to meet the entire requirements that are supposed to support proper functioning of the building. Therefore, is important to consider the HVAC before initiating business and ensuring the compatibility to the nature of the venture. Medical understanding is another aspect that is essential during HVAC installation [Che14]. The HVAC system is supposed to have a controlling point that would help in regulating building environment to fit the human health requirement. Therefore, it would be possible for occupant of the building in regulating HVAC to their favorite standards. The major goals and objective of the HVAC is ensuring comfortable environment to the building occupants. Residents of the building are entitled to have comfort during their stay. HVAC ensures healthy environment for the occupants for having free flow of air, enough ventilations and heat conditioners. Moreover, it helps in protecting the equipments, process and other systems in the building [Ser16]. High heat may distort some of the equipment, influencing other systems and affecting process of different activities. Therefore, having a controlled environment through HVAC helps in ensuring residents lives according to their standards. Every resident through HVAC system is empowered to take control of his or her environment to fit to their needs and supporting the building safety. The purpose of HVAC depends with application of the system, the activities being undertaken in the building and the health and security of the residents. HVAC restricts spread of heat and smokes through ensuring the building have enough ventilation. Air conditioner helps in regulating the heat level depending to personal needs [MRa15]. The nature of the equipments being uses in heating helps in lowering the chances of having fire ignition. The system is fire resistive as the principles of HVAC does minimize ignition sources and combustible elements. The HVAC permits smoke control through air conditioning and ventilations available. The system is essential in contributing the environmental of the building and ensuring all the occupants is safe. The building management system plays a major role in ensuring all the activities being undertaken supports the security and safety of the residents. The major consideration is having supportive systems that are connected to the control center to ensure the safety of the occupants. Sustainability There are four principles that are applied as the key pillars of sustainability in the building management system. These factors relates to the building environments. Consumption and production is the first aspect of the sustainability that helps in expressing the building environment. This relates to the nature of the activities that building can hold. The maximum level is the essential factor in order to ensure the building can sustain the weight being exerted to it. Furthermore, the environmental factors are also considered to control external forces to destabilize the sustainability of the building. The climate change and energy is another aspect that building sustainability has to focus [Jul16]. The issue of the climate change is related to the environmental factors that can influence the sustainability of the building. The building systems are supposed to be strong to uphold the environmental changes that are contributed by the climate change and energy. Natural resources and communities plays major roles in ensuring the building are sustainable [Moh16]. The major concerns are the location of the building, how it relates to community in terms of benefits and natural resources. These factors influence either positively or negatively to the sustainability of the building. The three pillars of the sustainability are social, economic and environmental principles. The major concerns are development of the appropriate channels that connect these three pillars. In relation of the sustainable buildings, appropriate design is supposed to develop balanced solution, offering highest quality of working or living conditions and reduction of the environmental impacts. In achieving sustainability, the following factors are supposed to be considered depending on the effects and impacts to the building infrastructure. Application of the resources and energy plays the major role in building sustainability. Emissions and waste management are other factors that are supposed to be addressed. Waste and recycling is essential in ensuring sustainability is achieved within and in surrounding environment of the building [Jor15]. Renewable source of energy would be essential in reducing the rate of emission that causes air pollution. Local community and infrastructural development are under the social aspect that contributes to sustainability of the building. The goodwill from the community helps in supporting the building structure through safeguarding environment and structure itself. Infrastructure relates to the electricity connection and communication channels helps connecting the building to the community. Therefore, all these factors help in sustainability of the building. Building Codes & Standards The building managers are supposed to ensure they comply with the statutory requirements. Facility manager have the responsibility over the building and ensuring all the governing rules and regulations are implemented. Facility manager is always aware of the existence of the governing policies and regulations concerning the building. The contractors are supposed to repair and maintain the building. The facility manager is supposed to ensure the contractor takes their part in ensuring all the building systems are undertaken. The legal responsibility helps to ensure integrity in the building to help in coordinating the nature of activities, building systems and requirement of the contractors [Jea14]. Therefore, facility manager is supposed to ensure these factors are adhered to. Furthermore, the facility manager has to meet and maintain the code of ethics that are articulated by the building principles. The major concerns are protecting the occupants’ rights such as safety and health. This is done through ensuring the facility is fit for occupations. Another concern under the building codes and standards is the social and community aspect especially in risks that are associated with the buildings. The common basic strategies that are essential in controlling social risks are insurance, following common law, having government intervention and establishment of the private regulations and standards. Insurance policies help in covering different risks that might occur and causing injury, life loss and assets damage. The major concern is the nature of the policy taken to cover specific issue or risk. The building are supposed to be insures in order to ensure any risks are taken care off in case of happening. The common laws are principles and regulations that govern building and other systems that are incorporated in the building [Don12]. These common laws are clear on the specific issues such as spacing, high, and quality of construction material among others. Government interventions are realized in case of the common law breaching and hence it seeks to restore law. Private rules and regulation by the facility manager helps in ensuring proper coordination by the occupants. It helps in safeguarding other rules and regulations easily through maintenance of order. Total Integrated Building Management or Intelligent Buildings The integrated building management seeks to contribute in wellbeing of the building. The major objectives are ensuring safety of the building for occupants through ensuring compliance to set rules and principles. The intelligent building seeking to reduce the operating cost of the building through initiating control measures that helps in regulating the occupants. There are various systems that are incorporated in the building system. They include building management, building automation and energy efficient systems. All of these systems are essential in ensuring safety of the occupants and good performance and meeting the residents’ requirements. The role of the intelligent building is to eliminate the systems that are overlapping and ensuring there is no danger risks. The integrated building management helps in accomplishing a lot in the building and ensuring low cost has been achieved. The intelligent buildings reduce the systems control space and having 24 hours control. The major objective is ensuring tenants are having greater services that would lead to their satisfaction. Recommendations The building management systems contribute in ensuring efficiency and effective operations in the building. The major concerns are directed in achievement of the following; Rules and regulation governing the building are supposed to be enhanced in order to have controlled mechanisms in terms of construction and systems installations. The intelligent buildings has to ensure the facility manager contribute to wellbeing of the occupants through developing self regulations that are applicable within the building. The lighting systems are supposed to be developed according to the nature of the business being conducted by the occupants. This is articulated under the HVAC systems to ensure the occupants are getting appropriate services required in the building. Conclusion The building management system is essential in ensuring all the facilities required in the building are provided. These systems include lights, escalator and moving walks to ease transport and communication within the building. The lighting systems are also essential to ensure the building has light depending on the customers’ demands. The issue of the HVAC systems, the facility manager has to ensure the achievement of the heating, ventilation and air conditioning systems are working property. The occupants are supposed to work accordingly in order to suit their need, purpose and operations. The major concerns is ensuring sustainability of the building through ensuring all the systems are working effectively and contributing to the wellbeing of the building. The health and safety of the occupants are paramount and hence every system considers achieving this objective. The building management system as the role of oversight and ensuring the occupants are safe. Furthermore services such as insurance cover depending on the policies are initiated as social responsibility.
