COLLABORATIVE PRACTICE The core principles of the modern Built Environment Professionalism are relevancy and a respected future focusing on three pillars: proactive concepts and models (by considering the emerging trends versus the traditional concepts), leadership and inspirations, and sustainability. Within the mainframe of the Built Environment Professionalism, a collaborated effort that compares the traditional concepts with the modern trends in the technological inventions in this field ensures an effective management of complex projects in the architectural, engineering, and construction sectors. The fact above has been made possible through the application of the significant range of professionalism and business skills that also take accounts of externalized costs and services concerning eco-systems. The Resit project is a summary of scenario-based activities on the various stages of the projects reflecting the specific roles, disciplines, interactions, and collaborated professionals within each discipline or field of professionalism. However, this assignment looks into the schemes that work within the ethical values and standards in keeping up with the technological advancements as well as the public interest in addition to networking and professional collaborations. In this case, the collaborations sets in at from the construction level, tendering, procurement, and other project roles in the construction project processes. By the end, this paper develop points from the series of activities surrounding the project roles table, contractual tree, relationship links (clients, stakeholders, consultants, contractors, etc.), design responsibility matrix, information exchanges, communication strategies, as well as change control procedures (Chartered Institute Of Building, Great Britain, 2010). The RIBA plan of work overview looks into the key benefits, time factor, development of the project, advancements that may be new, and their applications in the projects. The main benefit in this project could be examined from the perspective of suitable and efficient design processes in procurement routes and other project team. The simplicity and the suitability of the tools used in such cases has become so crucial and fit for the purpose for the construction industry within this century in helping deliver capital and operational efficiencies, carbon reduction, as well as better briefing and outcomes. According to Williams (2005), the utilization of a structured approach that focuses on the previously understood challenges facing the built environment and design sector identify the role of each stakeholder and professional in mitigating these challenges. Contraction The first scenario in the collaborated practice involves the Finzels Reach, Bristol project in the construction of the Pedestrian Bridge. Considering that the bridge is divided into two packages separate from each other, there had to sub-construction, with separate contractor for each. Actually, the subcontracting the construction among A and B, created certain problems. Contractor A has overrun on their delivery by 6 weeks meaning contractor B has been waiting to start. Due to the delay, they have had to move the construction team to another site. During handover from contractor A one of the piers of the foundation has been placed incorrectly. Such challenges make the role of contractors a critical phase, especially in scheduling the activities that would otherwise affect the timing of the whole project (KNOX, 2008). In the Cask Store project, the project moved into the construction phase with activities moving ahead on site. Consultants and design The consultants an design team invited by the client performed expert tasks on the project by providing advice on setting up and defining the project, developing and co-coordinating the design, preparing the production information and tender documents as well as contract administration that include inspecting the work of contractors (Williams, 2005). The members of this team include the architect, the principal designer, cost consultant, service engineer, and the structural engineer (Knox, 2008). The neglect by the constructors to move some activities ahead of others in the schedule have serious effects on the overall project as every step in the life of a project is vital. This is why the involvement of the consultant and design team is very critical in their inspection role. Moving other activities ahead on site of others made in the Cask Store project lead to a number of issues to arise, with the new information coming about the scenario and the respective roles of each participant in the team. Following a review of the finances from a Value Engineering exercise (initiated by the client) of the costs of the project, the client requested that the project costs be cut by 10%. Secondly, it became known that the drainage laid by the initial contractor, who had since gone bankrupt failed the air and water tests required to comply with regulations. Lastly, the HSE was called in following a site operative being taken to hospital as a result of injuries incurred from falling masonry from the building. Tendering In tendering the Pedestrian Bridge, the aim was to assist with preparing information for tender, a Bridge Engineer was appointed to offer advice on fabrication and delivery. The Structural Engineer advised on the sub-structure. Quotations were sought from specialist piling contractor and fabricators. However, in tendering the Cask Store Project, a Two-Stage tender process was followed. At Stage 2, tender information was issued to the contractor. Various consultants informed the design, along with specialist manufacturers, NHBC warranty requirements. The suite of tender documents included a detailed outline specification and various reports, assessments, drawings and schedules, as well as agreement of finishes and materials. The technical design was finalized in parallel with the tender process. The consultants will be replaced to the contractor. Procurement and Planning The planning phase of the Resit project is done under specific standards of agreement. A consultation process is paramount in this phase, as it requires specific feedback from interested local organizations and objections to the scheme. Comments received from the Planning Officer relate to the ‘impact on the Conservation Area and historic building’. Objections or subjections of the various stakeholders in this case were taken into consideration, especially on peripheral measurements of the project site. The health and safety implications taken into view by the health officers were also put into focus as any detrimental foresight would be dealt with as soon as it arises. The procurement phase normally invite interests with all the planning and tendering processes involved. In some cases, for instance in the Cask Store project, there was one statutory, Section 73 planning application with an 8 week determination period. This entailed a change of use from retail to residential and modification to the façade, (materials, etc, to reflect the redesign of the apartment layouts at each floor level to make them more market facing) and raising the floor plates. The legal, professional, and statutory responsibilities of the built environment professionals The legal component of the project is very vital in ensuring safety and goodwill with the construction authority in what surmount to all the structures that are planned and/or erected above and below underground, as well as the land utilized for the purpose and the supporting infrastructure. The legal regulations are initiated at the professional level through accreditation and the mechanisms used in protecting the public interest, identity, and recognition of the level of competency of the professional members. In such cases, there is need for an acceptable educational and experience standard as a professional to allow the utilization of their intrinsic value of professional in their important role and function in socio-economic development. The guiding principle is that all the professionals involved work within the policy guidelines and framework in executing their responsibilities. Although regulation is fundamental to professions, not all professions are regulated through legislation. The statutory regulation of the built environment professions has contributed substantially to the improvement of professional competency and standard, thus, it is very important to protect the standards of these regulations since a statutory regulation system would provide a mechanism for public protection and recourse in such situations. In support to the development of professionals, the basic understanding of the core concepts and principles of planning and environmental law guide the field of construction management and the related facets. The awareness of the statutory and regulatory schemes involved in the construction industry governs the planning and professional practice under a continuous review. The involvement of all the teams in the project proves important as the entire professional involved make an input into the project. References (2002). Built environment.
