(2014) have shown that BIM goes further than managing essential building design and the building’s life-cycle to include facility management. In recent times, the construction industry has been undergoing a paradigm shift to serve various purposes. The changes are meant to increase infrastructure value, productivity, quality, efficiency and sustainability. These changes are also aimed at reducing lifestyle costs, lead time and duplications through effective communication and collaboration of stakeholders in projects (Arayici, et al., 2011). These processes should not only be incorporated in the construction stage but throughout the entire lifecycle, and this is the basis of facility management.
Facility management ideally should not be left to start after the completion of a building. The appropriate time to start management of a facility is during its early stages of its construction. As Patrick MacLeamy, the developer of the “shifting the effort” concept, highlights, that the further you are through the design process, the higher the cost of design change (Light, 2011).
Another advantage that facility management can gain from BIM implementation is the efficient use and reuse of data. The fluid flow of data use can help facility managers to keep track of the changes that a facility undergoes in the various stages of its lifecycle. When information is complete and is used efficiently, the quality of the facility is maintained at a peak and the clients enjoy a sustainable product. Facility management should start when the project is in its early stages to facilitate maximum data collection for future use (Arayici, 2013). As a result, the facility can benefit from ensured sustainability.
